customer satisfaction and will work with you to ensure you have a home that fits
your needs and your budget.
What is the difference between a modular home and a manufactured home? A modular home is built to state and county codes where the home is being set. A manufactured home is built to HUD code. A modular home has a wood frame. A manufactured home has a nonremovable steel chassis. A manufactured home is typically less expensive than a modular home.
What is the difference between a modular
home and a stick built home? A
modular home is unique because it is built in a climate controlled factory. Building
in this way reduces the chances of weather related problems including water
damage, which can cause mold and become a source of future health problems.
This building method also ensures the
highest
level of craftsmanship as workers are not exposed to the elements or made to
work in hazardous conditions. Modular homes are
inspected by an independent inspector at the assembly plant during each phase of construction.
The
inspector
will certify that the home has been manufactured in conformance with the
approved plans and complies with all building code provisions. When
the home is delivered and completed the home is indistinguishable from a stick
built home. A stick built home is built entirely on site.
Can I design my own floor plan? Customizing
a
floor plan is a specialty at Gene Heil Homes. We can
work with you and the manufacturer to design your floor
plan or you can bring in the floor plan of your dream home.
How long does it take to build a modular
home? Modular
homes are typically built in about 1/3 the time needed to construct a site-built
home, with careful planning you can often be in your new home within weeks of
selecting it. Overall building time is reduced by concurrent site work and
home construction. (This also allows for reduced interest on construction
financing). In addition, a manufacturer's highly skilled work force has years of
experience in the building industry and works year round within the factory.
There are no delays from "no-shows" as may often be the case with a stick built
home.
Is a stick built home constructed differently than a modular home? After construction in the assembly plant, the units are prepared for transport. In order to be able to travel along the highway, each modular home is built with roughly ten to twenty percent more material than a stick built home (for example, drywall is typically glued with a special adhesive and screwed to the framing). This increases the strength of the home.
Is it more difficult to get financing for a modular home? There is no difference between modular and stick built homes as far as appraisal or financing is concerned. Banks and financial institutions treat both types of construction the same.

view? We have lot models that

In our area, how many modular homes are built compared to stick built homes? According to the National Association of Home Builders one of every ten homes built in the Northeast is a modular home. The three most popular states for modular construction are New York, North Carolina, and Michigan.
What are other terms for modular and manufactured homes? Other common terms for a manufactured home are HUD home, doublewide, singlewide, trailer, mobile home, and sectional home. A term that is now becoming popular for both a manufactured and modular home is an off site built home.
